Most properties carry a short list of exterior tasks that no single vendor owns. They are individually minor and collectively the reason a property looks unmanaged. Consolidating them under the grounds agreement removes the coordination burden from the owner.

- Site condition notes recorded during scheduled visits
- Photo documentation of open items
- Escalation of issues outside the grounds scope to the owner

Limits
What is not included.
Published because an unstated boundary becomes a dispute later, and because a vendor who tells you what they do not do is easier to trust on what they do.
- Building envelope, roofing, glazing, mechanical and janitorial services are outside scope and are escalated to the owner rather than performed.
- Waste hauling and dumpster service are not provided.
